After making a reservation with us, the party leader must complete our booking form (we will provide you with this) and sign on behalf of all members of the party that these booking conditions together with our general information have been read and accepted.

The accommodation is booked solely for the use of the guests named on the booking form. Due to fire regulations, the maximum occupancy as advised by us must not be exceeded (10 people at The Florida Villa, 6 people at The Spanish Villa).

To confirm your booking, we will require a non-refundable deposit within 7 days of our verbal confirmation of your arrangements (unless arranged otherwise during the booking process). A higher deposit may be required for premium dates or for longer stays.

Your booking is confirmed once we have received your deposit and booking form, and the confirmation invoice has been issued by us. No further invoice will be issued, therefore please make a note of the balance due date.

The following Booking Terms and Conditions apply when booking a stay with us so please read very carefully.

Terms and Conditions:-

• The following booking conditions form the basis of your contract. All bookings are subject to these booking conditions. The parties to that contract are yourselves and McComish Holiday Villas.
• The amount of deposit required to secure your booking varies between Villas, so please ensure you read the appropriate Terms and Conditions. This deposit should be received within seven days of your written or verbal agreement to rent the villa. This deposit is non refundable.
• The balance of payment is due eight weeks before your arrival at which time the specified security deposit is also required.
• If you need to cancel your booking you must give notice in writing either by registered post or confirmed e-mail. The booking will only be cancelled on the date the written cancellation is received. The following cancellation charges will apply:-
  
  • Eight weeks or more notice - Deposit only
  • 4-8 weeks notice - 50% refund
  • 2-4 weeks notice - 25% refund
  • 2 weeks or less notice - No refund
  
  Regrettably flight delays and cancellations do not constitute cancellation of your booking with us and full payment is still due. In this situation you would need to seek compensation from either your airline or travel insurance.
• Any cleaning charges due are payable locally unless otherwise specified at the end of your stay.
• Any breakages or damage must be notified immediately either to ourselves or our representatives.
• Under no circumstances should any pool controls be touched or tampered with. If you have cause for concern ourselves or our representatives should be notified immediately.
• Anyone found to be causing nuisance or damage will be evicted without notice.

This deposit is required within 7 days of your agreement to rent the Villa (either verbal or written).

Where payment in full has not been made by this date, we reserve the right to cancel the booking and cancellation charges will apply.

If you book within 8 weeks of your stay, we will require full payment at the time of booking.

Please remember that your security deposit is also due when you pay the balance.

We endeavour to ensure that the prices displayed on this website are correct but we do not guarantee this. Please contact us for an accurate quote.

Rentals paid for IN FULL at the time of booking will not be subject to any increase or surcharge.

When paying the full balance we will require the payment of a returnable security deposit. This charge will be held to cover or part cover any breakages, excess cleaning costs or damage to the property.

The deposit will be returned by us after your stay, subject to inspection by the management company/local representaitve, less any deductions to cover the cost of replacement or repair. Costs in excess of this amount will be invoiced and payable in full immediately.

Changes within 8 weeks may result in additional cancellation charges. (See the 'Your Booking' section above).

IF WE CHANGE YOUR BOOKING:

Occasionally it may be necessary for us to amend or cancel your booking through reasons beyond our control and we reserve the right to do so.

We will inform you as soon as possible, and if possible will offer you the choice of alternative accommodation of a similar standard, or a refund of all monies paid, providing it does not arise for reasons of 'Force Majeure'.

We do ask that when you vacate the property on the day of your departure, you leave it in a tidy condition to enable our cleaners to prepare for our newly arriving guests.

We MAY be able to offer some flexibility on changeover day, please ask when booking.

These include, but are not limited to: war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural disasters, nuclear disasters, fire, volcanic eruptions, adverse weather conditions or other events outside our control.

If you have a problem during your stay, you MUST inform the management agency/local representative/our selves immediately who will endeavor to rectify the matter.

We will not accept liability for any dissatisfaction or other complaint not reported to the local managing agent/local representative/our selves during your stay.

Please do contact us if you are not satisfied.

No responsibility is accepted for any death, illness or loss or damage to property and/or motor vehicles howsoever caused.

What constitutes 'Gross Misconduct' is at our (McComish Holiday Villas and/or the local representatives) discretion and includes, but is not limited to: willful damage to property, extreme noise pollution, violence or aggression and breaking the law. Any instances of Gross Misconduct during your stay will not be tolerated.

Anyone found to be causing nuisance or damage will be evicted without notice.

Please remember to take these details with you otherwise access to the villa cannot be guaranteed.

The Villas are our own holiday homes and are furnished to our taste, and changes may be made without notice.

No liability is accepted for unintentional errors, mistakes, or omissions, which may arise as a result of subsequent changes.

By using or browsing this site ("the Site"), we take it that you have read, understood and agree to be bound by these Terms and Conditions and any other guidelines or rules applicable to other services that may be posted from time to time. Our Obligations

McComish Holiday Villas will respond to any e-mails, telephone calls or answer phone messages that are successfully received.

Wherever possible we aim to respond to these enquiries quickly, generally within 48 hours. Unfortunately however this cannot be guaranteed, but every effort will be made to respond to queries in a timely manner. We can take no responsibility for e-mails/calls/messages that are not received due to information technology failures that are outside of our control. If you have received no response to your query within 96 hours (4 days) we recommend contacting us again, in case there was a problem with us receiving your original query.

McComish Holiday Villas and their designated Web Developer/Web Development Company (currently Tara Shannon) aim to provide you with up to date information on the Villa and the functionality of the Site, and on any upgrades or changes to its functionality; and use reasonable endeavors to comply with any statute, regulation or other ordinance as and when they come into force.

Your Obligations

You agree that you will only use the Site in accordance with these Terms and Conditions and shall ensure compliance with applicable laws and regulations.

You represent, warrant and undertake that you will not cause or permit anything to be done that may infringe, damage or endanger any intellectual property rights of McComish Holiday Villas or any third party.

You agree that you will only use the McComish contact details (e.g. e-mail and telephone) for genuine queries related to the Villa and the Site. You agree not to use any obscene, offensive or threatening language within queries. We will not respond to queries that do not comply with this rule and reserve the right to cancel your booking. Use of contact details for other purposes including unsolicited commercial marketing is strictly prohibited.

You agree that you will only use the Web Developers details (e-mail) for queries related to the website. You agree not to use any obscene, offensive or threatening language within queries. The web developer will not respond to queries that do not comply with this rule and reserves the right to inform us (the McComish family) of such behaviour so that if applicable we may cancel your booking. Exclusion of Warranty

We try to make sure the information contained on this Site is as accurate as possible. However we give no warranty of any kind regarding the Site and/or any materials or information provided on the Site. We may provide links to other Sites, resources, advertisements or sponsorships. McComish Holiday Villas accepts no responsibility for these links and does not endorse their contents. If you decide to access other web sites, you do so at your own risk.

As mentioned above any dealings you have with third parties via the Site are your responsibility. Should a dispute arise between yourself and any third party due to use of the Site we will not be responsible for any loss or damage suffered as a result.

Broken Links

We check all links to other sites regularly to ensure that they are working. However as they link to external sites over which we have no control, then sometimes, when one of these external sites are updated or changed, the link we have provided may stop working or "break". Whilst we endeavor to ensure that you will not encounter broken links we cannot guarantee this. If you do come accross a link that is not working we apologise and would greatly appreaciate it if you could contact our web developer to advise them of this fact so they can rectify it as soon as possible.
